What this policy covers

This policy covers the information Rollingsentiment.io LLC collects through the maintenance dispatch texting program described at lawless.rent/sms-optin. Rollingsentiment.io LLC owns and operates residential rental property in Bell and Coryell County, Texas.

What we collect

Only what the program needs: your name and your mobile number, submitted by you on the opt-in page, and whether you checked the optional consent box. We do not collect location data, contacts, photos or device identifiers through this program.

How we use it

Your mobile number is used solely to send maintenance dispatch messages to our own property manager and our contracted maintenance technicians — the work order number, property address, tenant callback number and a short description of the repair — and to receive your replies coordinating the visit. It is not used for marketing.

Mobile information is never shared or sold

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All of the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties. Mobile numbers collected for this program are not sold, rented or traded.

Service providers

Messages are transmitted by our telecommunications provider, which processes the message and the destination number only to deliver it. Carriers likewise process messages to deliver them. Neither is permitted to use program opt-in data for their own marketing.

How long we keep it

We keep your number and consent record for as long as you are in the program, plus the period we are required to retain proof of consent. When you opt out, we retain only the record that you opted out, so that we do not message you again.

Your choices

Consent is optional, and you can withdraw it at any time. Reply STOP to any message to stop immediately, or HELP for assistance. To have your number removed from our records entirely, email zach@rollingsentiment.io.

Security

Opt-in records are held on access-controlled systems operated by Rollingsentiment.io LLC and are available only to the staff who run the dispatch program.
